Homes
in Hoboken.

These are the U.S. Census Bureau's numbers for the city of Hoboken, the Mile Square City on the Hudson facing Manhattan: 30,259 homes. Buildings of ten or more homes hold 59 percent of them, from the converted factories uptown to the newer buildings along the waterfront, and buildings of two to nine homes hold 37 percent, which takes in many of the brownstone and brick rowhouses on the side streets. Single family houses come to just 4 percent. Renters live in 66 percent of homes and owners in 34 percent. Buildings finished before 1940 hold 32 percent of homes, those from 2000 or later 33 percent, and the median year built is 1977.

In Hoboken, buildings of ten or more homes hold three in five homes, so many pickups pass through a lobby with an elevator or a doorman, and a building may ask vendors to book a time. Put those rules in the Building access box. In a brownstone, tell us the floor, whether the rug leaves by the front steps or the garden level door, and how tight the stair turns. Street parking is scarce on most blocks, so mention a loading zone or a driveway nearby if there is one.
