Manhattan has 958,956 homes in 32,472 residential buildings, and nearly all of them are apartments. Elevator buildings hold 54 percent of those homes and condominiums 19 percent, so about three in four are in one or the other. Close to a quarter are in walk-ups, the building type of the old tenement blocks on the Lower East Side, and one and two family houses come to just 1 percent.

Much of the housing is old: half of all homes are in buildings finished before 1940, which makes 1940 itself the median year built. Only 14 percent of homes are in buildings from 2000 or later. Whatever the building, we examine each rug before washing it. The fiber, the dyes, the soundness of the foundation and any old repair all shape the work, and you hear what we found before it starts.

The typical Manhattan home is in a building of 12 floors, and 28 percent are in buildings at least 20 floors high, so a pickup here is usually planned around an elevator and the staff who manage it. Put the building's rules in the access notes on your pickup tag: the hours of the service elevator, the entrance vendors must use and whom to ask for at the desk. For a walk-up, the floor and a word about the stairs are enough.
