On the Upper West Side, counted here with Lincoln Square, Manhattan Valley and Morningside Heights, there are 146,618 homes in 4,319 residential buildings. Three in five of them are in buildings that predate 1940, and the median year built is 1926: the stock runs from the prewar apartment houses on Central Park West, West End Avenue and Riverside Drive to the brownstone rows of the side streets. Elevator buildings hold 58 percent of homes and condominiums nearly a quarter; walk-ups account for 17 percent and houses for under 1 percent. A quarter of all homes are co-ops, and fewer than one in ten are in buildings from 2000 or later.
